What Is Concrete Sealing?
A cost-effective solution to protect your concrete
Your concrete floors, driveway, or patio may look very solid but concrete is a highly porous material that easily absorbs everything from rainwater and chemicals to cleaning products and road salt. A concrete sealer protects your concrete from the elements and makes it easier to clean off oil, deicing salt, and other contaminants from the surface. All exterior concrete subject to freeze-thaw cycles should be sealed — which includes most of Texas and other areas of the South!
Concrete sealers are applied as a liquid to your concrete to protect it from corrosion, surface damage, stains, and extensive cracks. Sealers may block the concrete’s pores to reduce liquid and salt absorption or sealers may create a waterproof, seamless layer over the concrete to stop anything from passing through.
As one of the leading concrete sealing companies in Dallas, TX, we install quality concrete seal coats to protect your new and existing concrete from damage and maintain or even restore the color of stained concrete.
Concrete Sealing Process
Learn about our process for protecting your concrete surfaces
Sealing concrete is a multi-step process that makes your concrete more resistant to oil, grease, water, deicing salts, and the elements while also making the surface easier to clean and maintain. Sealing new concrete or existing concrete requires more than simply applying a sealer, however; our concrete sealing contractors in Dallas prepare the surface in several steps to ensure excellent results.
Concrete should be sealed when the concrete is dry, fully cured (or at least one month old), and air temperatures are more than 50 degrees F for at least a day.
Our Dallas concrete sealing contractors begin with surface preparation. This includes lifting all grease and oil stains then cleaning the concrete to remove dirt and dust. This ensures the sealer will adhere to the concrete. Any previous sealer may need to be stripped if you are changing sealer types or brands. This can be done with an etching product.
Finally, the sealer is applied with a sprayer or roller to achieve the right coverage and thickness. We apply two thin coats of sealer for even coverage. The sealer will need to dry before foot traffic and vehicle traffic is safe for the concrete. This usually takes several hours or up to 2-3 days, depending on the sealer and the type of traffic.
Benefits of Sealing Concrete
Find out why concrete sealing is a great investment
When you have invested the time and money in a decorative concrete patio or driveway — or you have interior concrete floors subject to a lot of use — you want to keep your concrete looking and performing its best for many years to come.
Concrete cleaning and sealing in Dallas offers many advantages:
Extends the life of your concrete
Concrete can last up to 30 years with minimal maintenance, including occasional sealing. If your concrete isn’t sealed, however, it can be damaged prematurely by salts, automotive fluids, and moisture. Without sealing your concrete, you may need to resurface it or even replace it sooner than you expect.
Protects your concrete
Concrete cleaning and sealing offers great protection for interior and exterior concrete against the elements, chemical spills, and stains. Sealing your concrete helps lock out moisture to significantly reduce the risk of damage from freeze-thaw cycles. It also helps close the concrete pores to protect concrete from UV rays, oil and gas spills, road salt, and more.
Inhibits mold growth
Concrete can be a breeding ground for mold as it absorbs moisture which can allow mold to grow when it doesn’t dry fast enough. Do you notice a green discoloration on your concrete that you can’t quite get clean? That’s mold and mildew. Sealing concrete inhibits mold growth by closing the concrete pores and reducing absorption of water.
A quality sealer lasts years
Depending on the type of sealer you choose for your concrete, you can get anywhere from a few years to more than 10 years of protection. Reactive concrete sealers that penetrate the surface of the concrete last the longest and may protect your concrete for a decade or longer. Urethane and epoxy concrete sealers offer similar performance and can last up to 10 years. Acrylic-resin sealers are the most affordable and may last up to a few years.
Stops concrete dusting
Tired of dusty interior concrete floors? Your basement, garage, or warehouse concrete floors probably get dusty every day, no matter how often they’re swept or washed. Concrete dusting is a common problem that’s caused by the very slow disintegration of the concrete’s surface. Concrete sealing in Dallas is a cost-effective and simple solution to not only stop concrete dusting but make your concrete easier to clean.
Enhances the concrete’s color
Stained concrete is a popular decorative solution for pool decks, patios, and driveways in Dallas. Without sealing, your decorative stamped concrete can start to look dull and chalky within a year or two. The good news is, despite what seems to be fading, your concrete’s color is still intact and can be restored with a quality sealer. By sealing your decorative concrete, you can maintain or even restore its beautiful color and style.
